Development management
We are engaged by landowners, investors and operators who want a development delivered without running it themselves. We take the brief and become the accountable party.
A development is a long chain of decisions, most of them made by people who will not be there at the end. Our role is to hold the whole chain, from the first title search to the last settlement, so that the owner has one party to call and one party responsible.
We have done each of the stages below on our own balance sheet, which is a different education from doing them on someone else's. It is why our feasibilities are conservative, our programmes carry contingency, and our advice on when to walk away is worth having.
What that covers, in the order it happens
Site and acquisition
Title and planning investigation, contamination and services due diligence, feasibility, purchase structure and negotiation.
Planning and design
Development strategy, pre-application with council, consultant appointment and management, permits and their conditions.
Funding
Feasibility prepared for lenders, facility negotiation, drawdown management and reporting.
Procurement and delivery
Builder selection, contract, programme, cost and quality control through to occupancy.
Leasing and disposal
Tenant and agent appointment, lease negotiation, settlement.
Asset management
Outgoings, statutory compliance, maintenance and re-letting for held assets.
Engagements run from a single stage to the whole arc. The fee follows the scope, and where the owner wants it, part of it follows the result.
